A textbook HMO conversion

We bought a 4 bed 2 bathroom mid link terraced house and spent £80,000 doing a back to brick conversion giving  us 6 bedrooms and 5 bathrooms

we ended up spending £330,000 plus legals and it got valued at £365k so we pulled out around £274,000 after the refinance

The property rents for a total of £4000 pcm from the 6 rooms which nets us around £2000 profit pcm

This gives us a £24,000 profit from the £56,000 we had left in the property.


This is a 43% return on cash employed (ROCE) and the investment should be paid back in 28 months.
